Do I need an estate agent to buy a Spanish property?

Thousands of property owners in Spain have successfully purchased directly from the owners and saved thousands of pounds in commission. So you do NOT need an estate agent!

But you MUST engage a lawyer once you've found your dream property. Get good legal advice and you don't need an agent.

Of course there are many scrupulous agents who will give good and helpful advice and information. But with average commissions of 5% of the purchase price and in some instances up to 20%, many agents use the complexities of Spanish property law and the time and effort required to deal with overseas buyers to justify extortionate fees.

However, the Spanish legal system is completely different from the British. Sign an innocent-looking document registering your interest in a property and you could be committing yourself to buying it. Take proper legal advice to avoid legal and financial problems and make buying your dream holiday or retirement home into an exciting and rewarding experience!

Whether buying new or resale, you must have any contract checked thoroughly by a bilingual lawyer before you sign it. Don't assume the agent's bilingual documents are accurate translations - get the original Spanish paperwork and English translations verified at the same time!
