Properties Direct (Spain) specialises in Spanish property sales in
the Javea and Moraira area of Spain's Costa Blanca. All Properties

Buyers and sellers of Spanish property frequently ask us "Why do you
only charge 1.5% commission when other real estate agents in Spain
charge 5% or more?"
The answer is simple. We want to you a choice on the Costa Blanca!
Twenty years ago, 5% commission on a villa on the Costa Blanca
costing 10 million Pesetas (just over 60,000 Euros) was not considered
excessive. The real estate agent's commission based on this amount was
about 3,000 Euros, which in the 1980's was a great deal of money but was
thought appropriate for the estate agent's services.
During the 1980's in Spain, the bureaucracy was far worse than today,
so the estate agent did earn his money. And at that time there were only
a few estate agents on the Costa Blanca, compared to over 200 today in
Javea alone.
Today's property prices are far higher than in the 1980's. Since 2000
property prices have soared by an average of 20% a year, so a villa
costing 300,000 Euros five years ago, is probably worth about 430,000
Euros today. So today, the commission charges added to the vendor's
asking price takes some properties out of reach of many potential
buyers.
The Buyer pays LESS, and the Seller gets MORE
Here's an example to prove how YOU can gain both ways!
The owner of a villa on the Costa Blanca wants 400,000 Euros for his
home. When the real estate agent adds his 5% commission, the sale price
becomes 420,000 Euros.
A buyer offers 390,000 Euros - 30,000 Euros less than the sale price.
The estate agent puts the offer to the seller, saying that he will get
370,500 Euros for his villa (390,000 Euros less 5%). The seller can
either accept 370,500 Euros, or try to negotiate a higher figure. Many
estate agents will reduce their commission to get the sale, but some
will not. But some will not even put the offer to the seller.
In this case, the seller would probably have accepted €390,000, if
they actually received that amount. Because it is only 2.5% less than
the owner wanted.
Buying and selling through Properties Direct is much more profitable!
If the seller had put his property for sale through us, we would have
advertised it for 406,000 Euros - 14,000 Euros cheaper!
When the buyer offered 390,000 Euros, the seller would have got
384,150 Euros. Our commission would be only 5,850 Euros, a saving of
13,650 Euros!
But maybe the buyer had offered even less - say 380,000 Euros. After
taking our commission of just 1.50%, the seller would still be 3,950
Euros better off than if he used a conventional estate agent!
So BOTH the seller AND the buyer win!
